Tokenized U.S. Treasury debt has grown past $13 billion in on-chain value this year. Tokenized real estate, marketed for nearly a decade as blockchain's most obvious use case, has not reached $250 million combined across every platform attempting it. The gap isn't about which asset investors prefer. It's about which asset was already digital before anyone put it on a chain.
What $38 Billion in Tokenized Assets Is Actually Made Of
The registry tracking tokenized real-world assets across public blockchains put total on-chain distributed value at roughly $38.9 billion as of mid-September. That figure excludes stablecoins, which the registry tracks separately because they aren't yield-bearing, asset-managed instruments the way a tokenized bond or fund is. The total has climbed quickly: a market report tracking the category through the first quarter logged it near $21 billion at the start of the year and around $27.5 billion by the end of Q1, a rise driven mainly by government debt and commodities rather than by the property sector tokenization was originally pitched to disrupt.
Standard Chartered's digital-assets research desk, cited in coverage of the mid-year total, put total on-chain value at $32.2 billion by the end of June, with U.S. Treasuries alone accounting for roughly $15 billion, close to half the market. A separate analysis of the market's growth phases puts the Treasury share above fifty percent of the entire category. Real estate's showing is smaller by roughly two orders of magnitude: neither Lofty, the largest active consumer platform, nor RealT, once its biggest competitor, has ever carried $100 million in on-chain property value individually, and a deep dive into the fractional-property sector puts combined activity across every consumer-facing platform under $250 million. Global real estate is worth more than $300 trillion. Tokenized real estate is a rounding error inside a rounding error.
A Bond Was Already a Legal Fiction. A Building Wasn't.
A Treasury bond hasn't existed as a paper certificate in decades. It's already a book-entry claim recorded at a custodian, moved between institutions through settlement systems, and reflected in a fund's net asset value on a fixed schedule. Wrapping that claim in a token changes where the ledger entry lives and who can see it update. It doesn't change what the asset fundamentally is: a promise to pay, already abstracted from any physical object. That's why BlackRock's BUIDL fund could move onto Ethereum and several layer-2 networks and keep functioning as an ordinary money-market fund with a faster settlement layer underneath, and why Franklin Templeton could pair its tokenized fund with Ondo Finance to trade around the clock, as detailed in the same quarterly market report.
Real estate starts from the opposite position. A building has no native digital representation. County deed registries, title insurance, and property law all predate blockchain by centuries, and none of them recognize a token as an instrument of title. Every tokenized property first needs a special purpose vehicle, typically a Delaware or Wyoming LLC, that holds the actual deed. A legal-framework analysis of how these structures are actually treated confirms the token represents a membership interest in that LLC, not a claim on the building itself, and that if the SPV enters insolvency, token holders stand behind other creditors in an ordinary bankruptcy proceeding rather than taking title to the property. The same analysis notes that the SEC and CFTC's joint interpretive release, effective March 23, confirmed the practical consequence of that structure: a tokenized real estate offering is treated as a securities offering in essentially every case.

None of this is unique to real estate's structural problem. Every tokenized claim, bond or building, ultimately depends on someone being able to verify what the chain says without re-trusting the issuer at every step, the same proof-of-correctness question examined in the benchmark comparison of verification systems underlying tokenized claims. The difference is that a bond's underlying registry was already built to answer that question. A property title registry never was.
What RealT's Collapse Actually Tested
RealT is the clearest test case for what the SPV wrapper protects against, and what it doesn't. A survey of the fractional real estate sector's operational history documents that the City of Detroit filed a nuisance-abatement suit in July 2025 covering 408 RealT-managed properties over code violations, that rent distributions stopped in February 2026, that a court-appointed fiduciary took over the properties in April, and that RealT announced voluntary liquidation in July, with roughly 400 French investors reported to be pursuing legal claims.
The legal wrapper worked as designed in one sense: it kept individual property SPVs legally separate from RealT's collapse as a platform. It did nothing to prevent the underlying failure, because the wrapper's job was always narrower than the marketing implied. It separates legal liability. It doesn't perform property management, code compliance, or maintenance, and blockchain infrastructure has no mechanism for doing any of those things either. Lofty's response to the same set of risks has been structural rather than promotional: per-property token-holder votes above a set threshold on capital expenditure and disposition decisions, giving holders actual governance rather than a passive claim. It hasn't changed the category's overall size, but it is a meaningfully different answer to the same failure mode.
What Would Actually Close the Gap
Boston Consulting Group has floated a figure near $3.2 trillion for tokenized real estate by 2030. That forecast assumes the infrastructure gap closes. It hasn't yet. Bond tokenization scaled by inheriting decades of settlement plumbing and moving it onto a faster rail. Real estate tokenization has to build that plumbing first: standardized SPV documentation, custodial and audit practices a token holder can actually verify, and secondary markets deep enough that a $50 stake is more than a number on a dashboard. Until a platform demonstrates that at scale, the honest reading of the on-chain data is that the technology works and the asset class hasn't yet been made ready for it.
